I work in real estate. The homeowner's association can have her tossed out on her ass only by finding a violation in the HOA agreement. If she's letting whomever in a gated community, she can be kicked out for that and held liable for any damage to anyone's property in that neighborhood. You can't buy a house without agreeing to be bound to the HOA agreement, so owning the house doesn't protect you from being thrown out. They will have to pay her for the house, but they can get rid of her if she is a detriment to the neighborhood.
